The Bannut Tree is a fascinating old property believed to have been the village wheelwright's. Since then it has developed organically, including a significant extension on the rear. It is surrounded by its garden, with a private driveway and a really substantial studio/workshop to one side. The interior is packed with character and architectural features and is both spacious and delightfully quirky. There are good views and the property feels private. The front door leads to an outer porch with traditional stone bench. There is an inner hall with massive inglenook fireplace, kitchen/breakfast room, sitting room with another inglenook fireplace (both having wood burning stoves), utility room, pantry or store room and ground floor cloaks/shower room. Three good bedrooms with a bathroom and an extensive well lit attic room over, are grouped at one end of the house. At the other, a spiral staircase leads to a vaulted living room, off which is the master bedroom with a dressing/bathroom en-suite. A covered area links the house to the studio/workshop (light and power). There is parking for two or more cars, the garden is part level and part sloping and there are other outbuildings.
The Bannut Tree is tucked away in Avening, an ancient village, recorded in the Domesday Book, situated in a verdant green valley between Minchinhampton and Tetbury, in the south-west of the Cotswolds. The Bannut Tree is set in the oldest part of the village close to its historic church (associated with Matilda, wife of William the Conqueror). The village has a popular primary school and is a friendly, welcoming community with 2 pubs. It is minutes away from the market towns of Tetbury, Minchinhampton and Nailsworth so is perfectly positioned and is in the apex of the M4 and M5 motorways - London normally under 2 hours and Bristol about 45 minutes. Alternatively regular train services into London Paddington from nearby Kemble station, are scheduled from just over 70 minutes. Local amenities include nearby Minchinhampton Golf Club, hosting two very challenging courses, opportunities to walk or ride in glorious countryside (by keeping a horse locally at livery yards) and outstanding schools both in the private and state sectors, including Beaudesert Park, Westonbirt and Wycliffe College as well as Stroud High and Marling grammar schools in Stroud.
The Bannut Tree is situated in a conservation area of Avening and in an area of Outstanding Natural Beauty.
From our Minchinhampton Office proceed east out of Minchinhampton up Tetbury Street. Continue out of the town towards Avening past Minchinhampton Golf Club. At the junction in Avening, keep right down the hill and then take the first left into Point Road. As this descends to a junction turn right into New Inn Lane and the entrance to the gravel driveway to The Bannut Tree is then on the right. It runs past a neighbouring property under a yew arch to the front of the house.
