A Grade 11 listed four bedroom eighteenth century cottage which has been fully refurbished to a very high standard by the current owners, in the heart of the village of Kilmersdon, 2.1 miles from Babington Country House, 8.0 miles from vibrant Frome and 11.4 miles from Georgian Bath.
The vendor says: "The house was originally part of the Ammerdown estate, built in the late eighteenth century, in Kilmersdon which is a really pretty estate village. We have renovated it throughout: Rewiring, replumbing, putting in new heating, uncovering the original flagstone floors which were buried under 4 inches of concrete and replacing the kitchen and bathroom. The front door opens into the sitting room which has oak flooring, replacing the original concrete flooring. There is a woodburning stove and the walls are painted with Farrow & Ball London stone. The sitting room leads in to the study, which has oak flooring and a working open fire place. There is a hall at the rear of the house with the original flagstone floor and a vaulted ceiling. To the left of this is a large utility room with a flagstone floor and a small shower room. To the right of the hall is the kitchen/breakfast room. We have uncovered the original flagstone floor here as well and have put in a hand made kitchen which is painted Charleston Grey, with a reconstituted Carrara marble top. There is a breakfast bar and stool, so you can have a coffee and chat with the cook. We have put in a pyrolytic Smeg oven, which is self-cleaning. The dining room is my favourite room in the house. There is an oak floor in here, an open fireplace and dual aspect views, one of which has lovely views of the fifteenth century church tower of St Peter and St Paul."
He continues: "Upstairs there is a large family bathroom with a free standing roll top bath, a walk in shower with stone mosaic tiles, an oak floor, a towel rail and basin. There are three double bedrooms, one of which is dual aspect and a single bedroom. All the rooms have school cast iron radiators and are painted Farrow & Ball colours."
"Outside we had to tackle a jungle of a garden which had been untouched for 20 years. We put in a raised gravel terrace which is ideal for eating outside. This leads to a lawn, which we returfed, and well established cherry, magnolia and tulip wood trees. We have planted beds of perennials and herbs. "
"This is a really good location. We look out onto the church from the front and it is a quiet road, and Ames Lane on the other side is largely used by walkers and cyclists. The Joliffe Arms, a traditional village pub is over the road. Kilmersdon has a primary school which has a 'Good' rating. There is a community shop and café which has recently been granted planning and will soon be operational. There is an annual village day with the famous 'Jack and Jill Dash' and down the hill with a pail of water which was apparently the source of the old nursery rhyme. Kilmersdon is on the Colliers Way cycle route which links Bath with Frome. Babington House is a six minute drive and has a wonderful restaurant, bars, swimming pool, cinema, tennis courts and is a great place to meet and entertain friends. The Talbot Arms is a brilliant gastro-pub and is 4 miles away. Kilmersdon is very convenient for both Bath and Frome, and we also often shop in Wells which is 11 miles away."
