Property Description

Are you looking for a solid 3 bed home with a huge garden space, presented as a refurbishment project that could become either a substantial and convenient family home that’s just minutes from the centre of Mold or it could be a great rental investment….. Then look no more as this is the NewHome4U

Come to our office for free Independent mortgage advice or just email or even ‘call': Do you like the photos? Well may be you would you like to view this home personally…..The good thing about NewHome4U is, we open 7 days a week and we’re physically in the office 4U just so that you can, ‘’like no other estate agent in Mold’

Situated within a two minute stroll of Aldi and Lidl (other supermarkets are available) this is about as central as it is possible to get when seeking so sizeable a home as this. Situated at the head of a small cul-de-sac with plentiful parking spaces to the front this is an ex-local authority house dating from the time when ‘Council built’ was a by-word meaning ‘properly built’ and it still shows today. Although the interior would benefit from sundry improvements the main fabric of the home is sound and sitting on a sizeable garden plot, it could become a very desirable place to live.

A small and easily maintained garden lies to the front of the home, while a solid gate conceals a lean-to structure providing a roof between the house and the brick built out-houses to the side, but more of these later. The white semi glazed UPVC front door opens into the wood laminate flooring of the hall, with the stairs rising in front of us and the gas combi central heating boiler positioned in the corner of the hall for easy access.

A doorway to our right opens into the lounge and here is where it is easy to imagine what this home could become. The room is floored in solid wood block parquet which, while currently in poor condition could, with a little effort become strikingly beautiful. And practical. And hard wearing. And fashionable. Need I go on? A large picture window allows plenty of light and then, a stylised sort of archway marks the border between here and the dining room. The archaways removal would really open up the space into a very large room, but that’s the beauty of this home, that’s your choice! This part of the room is also kept nicely bright by a big picture window overlooking the enclosed and surprisingly large rear garden.

Returning to the hall and moving to the rear of the home, we find the kitchen. A manly attempt has been made to modernise this and with some success given the modest dimensions but in all honesty, it could do with a re-think, a slightly different approach and, Oh all right, it needs a new kitchen. What is here is perfectly functional and would suffice while other works were being carried out if it were to be a home for yourself but, if someone was brave enough to remove the wall between here and the dining room, a stunning dining/kitchen would result, lifting the entire home onto another level.

The back door from here opens into a covered passageway. Remember the lean-to I mentioned earlier? This provides a useful drying area and allows you to stay out of the rain when crossing to the two out- houses. One is big enough to be a possible workshop while the other, which was presumably an outside lavatory, is adequate for storage of garden equipment etc.
The passage opens into the garden, the dimensions of which come as a bit of a surprise. Expectable enough is the area actually to the rear of the house, with its own flagged patio, but to the left lies a separate section shielded by shrubs and providing a delightfully private sitting area ideal for chilling out with a drink after a long day removing kitchen walls…. Speaking of the patio at the rear of the home, this was at one time covered with a conservatory. The clues for this are the white painted wall in its outline and, a radiator. Presumably still connected to the central heating but hopefully turned off and isolated, I suppose it could still be pressed into service for those banned from the home and consigned to smoke outside.

Moving upstairs and towards the rear of the home we find that trademark of homes of this vintage, the separate lavatory. Not as fashionable today, these were invaluable as somewhere to hide from the family and while away a Saturday morning with the crossword. Until various equally cross words were hurled at the door by family members in greater need. Next to here is the bathroom, featuring a kidney shaped corner bath and hand basin with storage beneath.

Also facing the rear is a bedroom, comfortably big enough for a double room, helped by the built-in cupboard removing much of the need for free standing furniture other than the bed itself.
To the front of the home, where we find the master bedroom. Again this is of a good size and features a small and rather pretty open fireplace, the chimney now blanked off but it remains something to catch the eye. There is a fairly large built in cupboard which maximises the amount of floor space in the room and gives more choice as to how much or little free standing furniture is needed.

Adjacent to here is the smallest bedroom and this comes as quite a surprise as these are frequently little more than a box room. Although the inevitable intrusion of the stairwell takes up some space, there is enough left for a single bed and, if a wardrobe were to be placed on top on the box over the stairs a comfortable amount of room is the result, even allowing for other items of furniture if desired.
