167 Pooltown Road is not only a fantastic family home but its location is equally as good. Situated less than 5 minutes drive from the magnificent retail park in Cheshire Oaks that has every shop and more than you will ever need. There’s an excellent primary school pretty much next door, not literally but you could wave the kids to school if you wanted to (much to their embarrassment of course) and when they grow up, there’s an excellent College about 2 minutes walk away! Of course, you have other more local shops on your doorstep too…...So if this isn’t a convenient location, then I don’t know where is!
As I approached this home for the first time, the two things that struck me was, how much off-road parking there was and also, just how big this building looked. For a moment I double checked the number to make sure I was at the right address.
Pulling in past the open five bar wooden gate, I parked my car on the gravel driveway, which is shielded from the road and bordered from next door by a well maintained bush and a wooden fence.
Walking towards the house I entered into the porch, which is an excellent place to leave shoes and umbrellas on a wet and windy day – not that we get many days like that here in Ellesmere Port!
Stepping up from the porch and through the original wooden front door we enter the hallway. If you wanted a home with character then you’re in luck, it’s got dado and picture rails here to greet you, a staircase taking you to the first floor (obviously) and there’s also a stylish and surprisingly large downstairs cloakroom, with lots of storage cupboards in it, an original sash window to help let light in and wood effect flooring throughout.
Before I continue, i’d like to just point out just how handy it is to have a downstairs toilet, especially in a home as nice as this and let’s not forget, with a garden as inviting as this, I haven’t described the garden yet, but it’s gorgeous! Now, it goes without saying that you will obviously be hosting many bbq’s and alfresco parties throughout the summer months, so this said it means lots of drink and food, which means lots of people in and out of your home. This downstairs cloakroom stops people having to traipse up and down the stairs to use the toilet when you are entertaining your numerous friends and family. Now I suppose this is a good time to mention that the carpet on the stairs is new!
So, from the hallway we turn right and enter the lounge where we are greeted by a massive window. Let me tell you, this is not your typical sized window, it’s almost floor to ceiling making this a nice bright room. An ornate picture rail meanders around the room, a beautiful crafted mantle and fireplace with a real flame effect gas fire, sits nestled into the hearth making an even more impressive feature and to top it all off, large wooden floor effect panels finish off this stunning space.
From the lounge you walk through into the impressive dining room which then leads into the open plan kitchen. The stylish wood effect flooring continues into these rooms and an exposed brick fireplace plays home to log-burner, which will help keep you and your friends and family nice and toasty during the winter months. There’s plenty of space in the room for a large table and chairs, so you can play host to many people throughout the year.
The openness of the kitchen means that when you are entertaining guests, that you won’t miss out on any of the action……however the downside is, if you’re a hopeless cook, your guests will notice you transferring food from the take-away tubs to the plates. Wooden kitchen unit are floor and wall mounted, some with useful drawers and others with glass fronts and show-case backing lights. The walls are part tiled to aid any splash-backs, work-surfaces cover three walls allowing plenty of room for food preparation and also modern day gadgets that every home collects now-a-days. A void is there for your washing machine or dishwasher and a window looks out over the rear garden.
From the dining room, large patio doors open into the conservatory and the wood effect themed floor follows us into here. This room is just perfect, you can sit here in peace and read a good book or iPad (don’t want to show my age too much), with a nice glass of wine, beer or cup of tea and overlook the large and well planned garden – you can tell that the owner is a proud gardener.
Back to the main entrance hallway and climbing the stairs on the newly fitted carpet, you reach the first floor. Here you are met by a window to help let the natural light flood in, there are four doors and also another flight of stairs, which will lead you to the master bedroom on the second floor.
Let’s continue on the first floor for the moment. All three bedrooms on this level are of a very good size, you could fit a double bed into all if required, the floors are all made up with wood effect laminate which are easy to keep clean. High ceilings and large windows all help keep the illusion of space inside this fabulous family home.
The family bathroom has a tiled floor and part tiled walls, a modern white contemporary suite offers everything you need to stay fresh and there’s even a wall mounted shower unit above the bath…..So there are no excuses to be dirty!
Ok, moving up the turned staircase to the second floor master bedroom. This is everything a master should be and more, from it’s elevated position it offers great views over your large garden and far reaching views of Cheshire, it’s a very decent size too.
The en-suite shower room again is a very good size, is here so that you can stay in the comfort of your own room, with a shower cubicle, toilet and sink all for your convenience, a frosted window keeps prying eyes out, but unless Superman is your neighbour, you should be ok!
So now to the rear garden…..If you like the outdoors then you’re going to love this! Extensive areas of lawn, large patio areas, a log cabin which is used as a summer house and is also how to a separate work-shop, there’s electric in there so it could also be converted into office space, children’s play area of a nice man or woman cave……endless possibilities. There are a number of trees and shrubs dotted all around the gardens with all of this is bordered by large hedgerows and wooden fences, to add that extra privacy factor.
