Once you have decided to book one of our luxury student rooms you will need to follow the easy quick booking process to successfully reserve your room:
1. Fill out one of our application forms at or you can grab a paper copy from our main office at: 27, Old Haymarket, Liverpool, L1 6ER.
2. Pay your £150 security deposit to secure your desired room. You can do this online at after your form or pay at our main office.
3. You will then be sent a booking confirmation email with the next steps to your booking. This will include filling out your tenancy, how to pay our £160 service charge fee applicable to student sites.
To book a room with X1 we require that you have the following:
1. UK based guarantor.
2. Photo id - this can be a passport or drivers licence and will need to be
sent to

Once the booking process is complete you will be sent a confirmation. Please note: If you wish to cancel your booking, you must do so by providing written notice within 14 days from the date the deposit was paid. In the event of a cancellation the deposit will be retained as a cancellation fee and will be non- refundable, the service charge will be fully refunded. After the 14 days have expired, you will remain liable for the full contractual rent, unless and until you find a suitable replacement tenant who meets the required criteria.

At X1 borden court your room comes fully furnished and includes complimentary free-view TV and wifi Internet. Communal areas are complete with complimentary sky TV (movies and sports included) and free wifi throughout the building. Your fully fitted kitchen comes with all white goods, washer dryer, microwave kettle and toaster. Finally the building is equipped with secure fob entry access, on-site security and 24 hour CCTV.
