Refund of fees


If the letting does not go ahead due to tenant change of mind or default by the prospective tenant or the credit check or references are unsatisfactory or it becomes apparent that facts given to us in this application prove to be untruthful, we regret that the application fee will not be returned to you.


Contract/administration fee


Each tenancy - £100.00 VAT (£120.00)
This fee will cover any administration costs due to the tenants for contract preparation and any further documentation required prior to commencement of tenancy agreement.


Deposits


The deposit for this property will be one and a half month's rent. Monies can be paid by Bankers Draft/Cash or BACs transfer and will be required to be paid after referencing has been completed. We currently do not take credit card.


Rent


First months rent is paid in advance after referencing has been completed, this is non refundable should the tenant withdraw before check in but will be counted as the tenants first months rent once the tenant has taken possession of the property (The first months rent pays for the month you are in the property) and must be paid with cleared funds with Bankers Draft/Cash or BACs transfer

All property rents quoted are exclusive of utilities and council tax (unless otherwise stated).


Pets


Upon Owen Lyons approval, Should you wish to keep a pet at the property and the Landlord is agreeable, Written request to the landlord/agent and written consent given, you will be required to pay an additional pet deposit of half a months rent.

Contract re-newal fee’s
Should the tenant decide to extend the contract by a further 12 months, a renewal fee will become applicable of £100.00 VAT (£120.00) for a Fixed Term Tenancy and £50.00 VAT (£60.00) for a Periodic Tenancy. This fee will cover any administration costs due to the tenants for contract renewal and deposit re-registration.


Check out


The tenant will be advised that they will need to pay for an inventory check out report £60.00 - £110.00 (depending on the property) this helps to return the full amount of deposit and reduce any future disputes arising.


Insurance


It is mandatory that all tenants take out tenant’s liability insurance as part of the tenancy agreement to cover the cover landlords fixtures and fittings while renting the property, if the tenant refuses by discretion it may result in the landlord refusing you as a tenant.
