Offered for sale via Homes Partnership with no onward chain is this two double bedroom split level maisonette which is located in the popular residential neighbourhood of Pound Hill. The living accommodation is split across the first and second floor. The first floor comprises a lounge with picture window to the front, dining area and a fitted kitchen with built in oven & hob. On the second floor there are two double bedrooms and a fitted shower room. The property has been partly redecorated and benefits from double glazing throughout and electric heaters. The property further benefits from an envirovent ventilation system which eradicates condensation. Outside there is an allocated parking space and a single garage situated en bloc. These properties are popular and in our opinion this would make a great first time home. With an anticipated rental return of 5.37% this would also make a great investment purchase and we would urge an early viewing in order to avoid disappointment.

area information The ever popular Pound Hill is located on the east of Crawley and is bordered by Three Bridges and Manor Royal to the west and Maidenbower to the south. It is one of the largest local neighbourhoods and has a variety of housing from first time buyer flats to executive detached houses approaching £1,000,000. There are two parades of shops, three pubs, three churches and surgeries in the area. Schooling includes an infant school, junior school, primary school and large parts of the neighbourhood fall within the catchment area of Hazelwick School in Three Bridges. There is a bowls club, and Worth Park Gardens offer formal gardens and lake, croquet lawn and tennis court; some of the beautiful trees in the gardens date back to the original planting in the 1840s! vendor's comments We bought this maisonette 5 years ago with my pension lump sum. Our plan was to rent it out and we have had no trouble at all in finding tenants during this time - indeed the last one would have stayed longer if we had wished to renew the tenancy and had not decided to sell. We also had in mind that we might at some point move in ourselves for a while and we chose it with that in mind. The location is excellent - 15 minutes' walk to Three Bridges station and close to Gatwick and the M23 and on bus routes; adjoining a nice estate of houses and close to Worth Park with its grounds, lake and wooden cows; nice view from the windows; and easy parking (nearby allocated parking spot as well as the garage). We are ourselves moving to a new house and have decided to sell this property to generate funds for improvements there. This could be a lovely home or a good rental property for whoever buys.
