The soil is classified as being of the Fladbury 2 series which is described as being stoneless clayey soil variably affected by groundwater, some with sandy subsoils. Some similar fine loamy soils. Location


The land is located directly to the north east of the A631 which runs out of Gainsborough towards Beckingham. The land is adjacent to the town of Gainsborough and approximately 2.3 miles east of the village of Beckingham.

To access the land when travelling out of Gainsborough on the A631 towards Beckingham cross the River Trent and the land is located on the right hand side approximately 0.5 miles from the bridge to the rear of the Trent Port pub. The land is accessed via a track directly from the A631.
