Cornhill-on-Tweed, as the name suggest sits on the bank of the River Tweed, less than a mile from the Scottish/English Border. The village has a thriving local community and amenities including a popular village store and coffee shop, highly regarded hotel and restaurant as well as a church and village hall. Coldstream sits just over the border into Scotland and has a wider range of amenities including doctors, dentist, a wider range of shops and pubs as well as a golf club and bowling club. Approx. 14 Miles east is Berwick upon Tweed where a thriving arts and culture scene still exists as well as great transport links north and south. Berwick also boasts a wide range of local amenities including supermarkets, a market which is held twice per week, shops, parks, schools, golf, leisure centre, cafés, pubs and restaurants.
The property has several entrances but there are two main entrances to the house, one off the parking area and the other from the courtyard. The latter opens out into a reception hall with a cast iron fireplace on a stone hearth. Adjacent to this is the spectacular dining room where the walls are clad with timber panelling with ceiling panels and cornicing. The floor is timber and a stone fireplace is positioned on the east wall. Like many rooms in the house there are working shutters and in the corner is a discreet butler's press with a small sink and tap.
The reception hall leads through to the central hallway which connects all the rooms on the ground floor and has a door to the garden at the bottom of the oval stairwell. Beyond the stairwell is the drawing room which is a nicely proportioned room with a stunning outlook over the garden and the river through a canted bay window, again with working shutters. A timber mantelpiece and marble surround are now set over the original stone fireplace.
The North-West wing of the house has the main downstairs living accommodation with a good sized kitchen fitted wall and floor units and an oil fired Aga with a door opening into a breakfast room. There is also a laundry room with the oil fired boiler, hot water cylinder and an outside door to the patio and garden. A WC is located by the back door to the north courtyard.
The hallway extends to the east side of the house. To the right is a second entrance to the dining room which is convenient for the kitchen. To the left is the former nursery extension which was added in the 19th Century, partly floored in flagstones and with a wood burning stove in the fireplace. A door opens onto a small Mediterranean style veranda. Beside this are steps down to the cellar and the back staircase to the first floor. The hallway ends at the second of the two main entrances. Here there is a mosaic tile floored vestibule with a fireplace. The door opens to the parking area and turning circle.
The first floor has seven bedrooms served by the main staircase and a back staircase. The master bedroom suite has a linking child’s bedroom/dressing room lined with built in wardrobes and a jack and jill bathroom. Two further bedooms also have en-suite bathrooms. A separate WC and a shower room serve the remaining bedrooms. The views from the first floor are splendid over surrounding countryside and the River Tweed.
At the very top of the oval staircase there is further former servant’s accommodation which could provide additional bedroom accommodation but is a real refurbishment project.
Cornhill House extends to in total to approximately 12 acres. The entrance from the village leads through the stone pillared entrance, down a drive lined with lime trees and white painted post and rail fences, to a turning circle and parking area.
There is a manège to the north side of the drive which is approximately 20m x 40m and has floodlights and a paddock to the south.
An attractive brick stable block backs onto the parking area and overlooks the south paddock. The main building has a tack room/office with loose boxes and is in need of restoration.
Between the courtyard and stable block, and conveniently close to the house, is the old billiard room with parquet flooring and would lend itself to a large home office or games room. This room has timber clad walls and a fireplace with access through to a large storeroom with ground and mezzanine levels.
The land encompasses the entire around the house but the formal garden, which is mostly laid to lawn, is positioned to the south and west of the house and is walled on two sides. The wall extending along the north side has a pergola over the patio. The lawn is elevated above the embankment with a stone staircase, guarded by two carved stone lions, leading down to an Astroturf tennis court and the river below. Beyond the tennis court is an area of woodland with beautiful mature trees.
