A further gateway in the side fence allows us into the rear garden itself, an area given over to lawn with a concrete path along the side. A door in the side elevation of the flat roofed extension opens into the utility room. Before you panic at the words ‘flat roof’, this has been built so that the roof remains at a slope ensuring no rain water ever has the chance to lie on it, preventing future leakage problems at a stroke.
The utility room contains the gas fired central heating boiler, automatic washing machine, a single drainer sink and various accompanying units and work tops for storage purposes. The floor is of an attractive and hard wearing wood laminate and which continues through an archway into the kitchen/diner.
This room, while not huge is well up to the task of accommodating a full sized dining table without interfering with the work space of the kitchen itself. As for the kitchen, this is as well equipped as any I have seen recently, providing everything the discerning chef could realistically need. An integrated fridge/freezer stands guard at one end, while the automatic dish washer nestles under the work top beside the ceramic sink. The centre of one wall is dominated by the large range style gas cooker with its extractor hood above. One thing missing from this room is any visible heat source. However before we start to think that it will be no fun at all in the winter, the ace card is thrown down. Both in here and in the lounge, you are kept toastie warm by the concealed under-floor heating, powered from the central heating boiler. Until you have walked into a room on a bitter morning and felt the heat rising up through the soles of your feet, you have never lived. Yes, I am a fan.
Moving through the arch and into the lounge we find a square room, kept very light by the French doors opening into the large conservatory. The lounge is of a very comfortable size, and has the advantage of not needing to lose space for any chimney breast, open fire or log burner which, attractive as they are, become space-hungry in homes where room is at a premium. Here, this is simply not a problem and you would find somewhere to place all but the more extravagant pieces of your furniture.
Stepping into the lovely conservatory with its ceramic floor, we find radiators to each side as the under-floor heating does not come this far. This should present no difficulties however, as the radiators are of a size that could overpower the bleakest of winter nights and keep this room fit for purpose all year round. Opening the large French doors allows us into the completely decked garden area which, with its various levels provides a splendid open area for socialising, BBQing or generally chilling out and isn’t that what a garden is for?
Returning to the kitchen and climbing the stairs we come immediately to the bathroom. This is fully tiled from floor to ceiling in white with a contrasting dado line. The suite, also in white comprises of a modern contemporary wall mounted hand basin, lavatory and shaped bath with central taps and an electric shower over. There is also a heated towel/radiator because who doesn’t love hot socks on a cold morning? Although simple, the clean lines a light colouring make this a very attractive room.
Alongside here is the smaller of the two bedrooms, although that is not to say actually small. It easily plays host to a double bed with twin bedside tables, while the clothes storage is dealt with by a large set of fitted mirror fronted wardrobes.
And finally we come to the master bedroom. This comes as something of a surprise, by virtue of its sheer size. A large square room, it also has a sizeable alcove to one corner that would easily contain a chest of drawers and with a similar set of fitted wardrobes accommodating all the clothes, you are left with loads of space for any other free standing furniture you could need.

The kitchen is freshly and comprehensively fitted out and the utility room provides the space that would otherwise be wasted in here, allowing the dining table to be useable. The conservatory and multi-level garden give unexpected space for entertaining, while the under-floor heating adds both comfort and a touch of class. The outside parking area and the large garage/workshop are an underrated bonus and add to the overall appeal of what will be a very good buy for some lucky owner.
