An administration fee of £300 inclusive of VAT is payable which includes cost of standard credit checks & references for up to 2 tenants; tenancy agreement and legal paperwork. This is non-refundable should the tenant(s) withdraw or fail references. It is refundable if the Landlord withdraws. A security deposit of one and a half month’s rent will be required in cleared funds prior to the start of the tenancy which will be lodged with the Deposit Protection Service. If the tenancy is extended after the initial term a fee of £84 inclusive of VAT will be charged for the Tenancy Extension Agreement. The check out fee is payable by the Tenant at the end of the Tenancy – amount to be confirmed as dependent on the Inventory Clerk’s charges. An additional charge of £84 inclusive of VAT for a Rent Guarantor Agreement, when applicable. Should a tenant need to be released early from the Tenancy this is subject to the Landlord being in agreement.
