Property Description

We are delighted to offer this superb opportunity to purchase this character conversion which is currently let as two holiday cottages. The Old Chapel is found in a picturesque location in the heart of Birchover, a pretty and popular Peak District village. The Old Chapel was originally constructed in 1867 and extended in 1925 from locally quarried gritstone, and following deconsecration, was sympathetically converted into two almost equal sized cottages 20 years ago. Since then, the cottages have undergone further, considerable refurbishment. Each property has three bedrooms, two bath/shower rooms, a first floor dining kitchen and living room. The bathrooms and kitchens were completely replaced during January 2013. Each cottage is currently entirely independent; however, there is the potential for a connecting door at first floor level (subject to building and planning regulations).

Andlestone

Located to the right side of the building, Andlestone has a beautiful, Gothic arched entrance door, leading into a foyer area. Again, there is natural wooden flooring throughout on the ground floor, beginning with a spacious entrance hall and cloaks hanging area with adjacent bathroom. An under stairs store hosts the cleverly located washing machine. Two twin rooms are located on this floor, separated by a contemporary shower room.

First Floor

A carpeted staircase leads to the first floor in Andlestone into another, hugely impressive, vaulted, bright room. This very special room contains the original pair of Gothic arch and singular, Rose leaded windows. To one side is the very spacious dining area (currently housing a table to seat 10) and a corner, contemporary, white kitchen. Lighting again is via wire system spots. The living area is substantial undoubtedly ensuring a memorable room in which to holiday.

Outside

Please note that there is no outside space with this property.

Room Sizes

Holiday Let Information

All of the high quality furnishings and equipment are available by separate negotiation ensuring that the cottages remain immediately viable as popular Peak District destinations. The holiday let business provides a good return on investment, the evidence of income is available at the owner's discretion. Each cottage is entirely independent; however, there is the potential for a connecting door at first floor level (subject to building and planning regulations approval.

Note

When the Chapel was converted in 1994, planning permission was obtained for holiday accommodation only with an upper limit imposed on occupancy of six continuous weeks. The overturning of this restriction has not subsequently been explored in any detail.

Directional Notes

From our office in the Market Place in Wirksworth, proceed along St Johns Street with the Red Lion pub on your right directly onto Harrison Drive, the B5023. Take the first left, signed Middleton (B5023), heading up the hill and passing through Middleton village. The road continues uphill then heads steeply down through a wooded hillside. At the bottom of this hill at the T junction, take a right turn and then immediately left onto the Via GelliaA5012 towards Grangemill (and Buxton). At the Grangemill crossroads take the right turn (B5056) towards Winster. Follow this road for approximately 7 miles bypassing Winster on your right. You will come to a sharp right turn, onto a road clearly signed for Birchover called The Mires. Continue on this road through the centre of Birchover, onto Main Street. The Old Chapel is on your right at the junction of Main Street and Uppertown Lane. Andlestone is the right hand side of The Old Chapel.
