Property Description

With views over the surrounding fields, this lovely cottage in a rural but accessible location is perfect for those who want a detached property that's simply not too big.

The Property
Looking from the outside, the cottage has a traditional double fronted layout although over the years it has been nicely improved and extended to either side. The resulting cottage has a cosy and welcoming feel and yet the overwhelming thing you notice is how light and airy the rooms are, not least because almost all of them have a southerly aspect. The cottage is nicely presented in neutral colours throughout and has been well looked after by the current owners. The property has oil fired central heating and UPVC double glazing.

A handy front porch with practical tiled floor opens into the entrance hall. Under the stairs is a storage cupboard and an archway leads through to a further alcove with taller double louvred doors. To one side the sitting room has a stone paved open fireplace. Feature beams to the ceiling give a traditional cottage look whilst beyond the sitting room is an additional reception room with vaulted ceiling and lovely outlook over the gardens. This room is very adaptable and could either be a formal dining room or study / hobby room.

From the entrance hall you access the inner hall which is surprisingly roomy and could be a good spot for a desk or computer, or alternatively provide plenty of space for some nice storage. A ground floor bathroom is well fitted with a modern white suite including panelled bath, concealed cistern WC and vanity wash basin with complementary built-in storage.

The kitchen breakfast room with its sunny window seats to the south also overlooks fields at the rear, so you have a lovely outlook whilst washing the dishes. Limewash effect units include a double electric oven and electric hob with cooker hood over. There's space under the worktops for an under-surface fridge. Beyond the kitchen is a generous utility room. An alcove houses the oil-fired boiler for central heating and for the keen gardeners and DIYers there's a handy second sink. Underneath is space and plumbing for your washing machine. A front porch opens to the gardens on the other side of the cottage.

As you move upstairs the half landing has another southerly facing window with lovely views and the stairs lead off in both directions. Off one landing is the master bedroom, a dual aspect room with modern fitted bedroom units including wardrobes and drawers. To one corner is an en suite shower room with shower cubicle housing electric shower, low level WC and wash hand basin. Off the second landing are two further bedrooms, a single bedroom and a sizeable twin or double with fitted wardrobes and storage. An airing cupboard with slatted shelving also houses the hot water cylinder.

Outside
The cottage has a lovely plot which measures approximately 73m (240ft) from left to right. It sits in the middle of this plot with gardens to both sides of the cottage. To one end is a detached double garage with up and over door and additional pedestrian door to the front. There is power and light connected. A gravelled drive with timber gates provides parking and access to the double garage, and then onto a lawned garden. The gardens are bordered by old stone walls with cottage style borders. A trellis arch leads through to a low maintenance patterned concrete area surrounding the front of the cottage and giving a neat and tidy finish with planting pockets. There's a seating area to one side and outside tap for this end of the garden.

To the other side of the cottage is a further gravelled area and paved patio, with a seating area under a timber arbour and adjacent pebble water feature. To one side is a further outside tap and bin storage area. The oil storage tank is the modern PVCu type. Beyond the generous lawned garden is a stone built attached garden store.

Agents Note
The pedestrian gate on the rear boundary is for maintenance access only and does not constitute a right of way.

The property is situated in a rural position on the edge of a small hamlet and yet within a short distance of the A358 Ilminster - Taunton road. This in turn connects to the A30, A303 and M5.
The town of Ilminster has a wide variety of independent stores. These are mostly centred around the market square and 15th century Minster church and have everything you need from an award-winning butchers, delicatessen, cheese and dairy shop, homewares, antiques stores, clothes boutiques and gift shops. Ilminster is also well served by a town-centre Tesco store with ample free parking. Alongside is a superb bowls club (indoor and outdoor) and floodlit tennis club and close-by a town library. Ilminster Arts Centre is a vibrant arts venue with licensed café and there are plenty of other places to eat too, including pubs, cafes, restaurants and take-aways. The town also benefits from several hairdressers / beauty salons and a dental surgery as well as modern health centre on the southern side of the town with two doctors' surgeries. Ilminster is arguably one of South-Somerset's prettiest market towns and has everything you need for day to day living on your doorstep. Alternatively, the village of Ilton has a local pub, a well-run and supported village hall (Merryfield Hall) with a range of community based activities and an excellent Cricket Club.
