From the dining room a door opens into the large kitchen and a large kitchen it is however, it could be used slightly better than it has been. It’s a huge space with a lot of floor and wall mounted storage cupboards and drawers, ample work surfaces for food preparation and also the many gadgets that we come to rely on now-a-days when cooking. There are voids and plumbing for everything that you need in here but if you had the money, a redesign of the kitchen would allow a breakfast area in here and utilise the space so much more effectively. A large window looks out over the enclosed rear garden.
From the kitchen an archway opens into a generous sized utility room, with plumbing for washing machine, space for storing wet shoes, coats, umbrellas and finally the wall mounted boiler which was fitted only 5 years ago and has been regularly serviced throughout its time.
A door opens out into the rear garden area which is mainly laid to lawn and is bordered by a low level brick wall and wooden fence posts, with a gated area for you to enter in with your car, where there’s space for at least two more. This space is ideal if you have kids or dogs or both as it’s completely enclosed.
Ok, back inside and exiting the second door in the kitchen, you walk back into the entrance hallway and just past the stairs is another reception room.
The sitting room again is of a good size with a bay window, high ceiling, picture rails and an exposed brick fireplace which is home to a cast iron log burner and if you bother to lift the carpet up, you’ll find the parquet floor below, like a hidden treasure waiting to be discovered again.
Climbing the stairs to the first floor, an unassuming landing gives access to all four generous sized bedrooms and family bathroom.
The master bedroom is huge, with all the original trimming that this home once offered, it may be possible to add a small en-suite in somehow, but a professional builder would be able to give you a more definite answer, what I can tell you is, there’s definitely room. At the moment this room is home to a large bed and lots of other furniture and yet still, it looks empty!
Bedroom two is again of a good size, as is bedroom three, easily fitting double beds into them, the fourth however is smaller, but would typically be the second bedroom in more modern home. The difference with this is, it can still easily fit a large bed in there and other furniture, unlike its more modern predecessor.
The family bathroom again doesn’t disappoint on its size however, you’ll probably want to update it – i’ve said all along that this has been an amazing home to its present owners for the past 18 years, but I think that had they decided to stay, they too would have changed this room. Its size easily accommodates a bath, separate shower cubicle, wash hand basin and of course a toilet. Floor to ceiling tiles keep the water off the walls and a frosted window makes it nice and bright inside.
