Property Description

This is a rare combined sale of Edgehill and The Stables set in 12 acres of private gardens with stunning views across the Derwent Valley and beyond - Ecclesbourne School catchment area.

Edgehill is one of the largest detached properties in Duffield built circa 1818 and has been subdivided into seven self-contained flats with swimming pool and requires full modernisation.

The Stables is a beautiful character detached coach house which was converted to a high standard in 2002 enjoying modern day living.

It is approached by a private sweeping driveway and stands in a commanding position nestling into the hillside of Eaton Bank enjoying panoramic views. The delightful grounds, woodland and gardens offer a high degree of privacy with a warm south westerly aspect.

Other potential within the site is a building plot subject to planning permission.

Prospective buyers should be aware that all genuine offers are invited and will be seriously considered.

The Location

The sought after village of Duffield provides an excellent range of amenities including a varied selection of shops and schools including The Meadows and William Gilbert primary schools and the noted Ecclesbourne School Secondary School. There is a regular train service to Derby city centre which lies some five miles to the south of the village. The thriving market town of Belper is situated three miles north of the village and provides a more comprehensive range of shops and leisure facilities. Local recreational facilities within the village include squash, tennis, football, cricket, rugby and Chevin Golf Course.

A further point to note is that the Derwent Valley in which the village of Duffield nestles is one of the few World Heritage Sites.
