A detached nineteenth century stone barn conversion with four bedrooms, two bathrooms, three reception rooms, two conservatories and secondary accommodation with bedroom, kitchen and large games/party room. Located in the vibrant village of Farmborough, 8.1 miles from Bath and 10 miles from central Bristol.
The vendor says: “I have always wanted to live in a barn conversion, but this is not a typical open plan conversion with tiny bedrooms upstairs; it is a proper well-proportioned house. It was the ample space which attracted us initially, with the potential of the huge double garage, which we have since doubled in size and reroofed to make secondary accommodation. The fact that there was a driveway and plenty of parking – we have managed to squeeze in ten cars in there on occasion – was a big plus. The location on the main road was slightly off-putting, but we have since seen this as a benefit. If the weather is bad or there is snow, this road has never been closed and we can always get through, whereas those down little country lanes in the area are often stranded.”
“I have two favourite rooms. Firstly, I love the living room which is a stunning large room overlooking the gardens. It has a beautiful stone fire place and French doors opening out on to the gardens. Secondly, I love the games room in the extension. We converted the double garage by putting in a kitchen/utility, shower room, a bedroom/study and a huge party room. We have had fifty people in here for a sit down dinner for my wife’s fiftieth birthday, and it has been a fantastic space for our three children to use for sleepovers and teenage parties. The space would be perfect for air bnb, a granny annex or as a home office, especially as we have plenty of parking.”
“Since we have been here we have put on a conservatory at the back which the kitchen/dining room leads into. The roof was done about five years ago, half the tiles were replaced and all seven of the dormer windows were re-leaded as were all the joints and the coping stones were replaced.”
“The house is screened from the road by mature conifers. The garden at the back of the house has a pond with a water filtration system and garden lighting and there is a lawn large enough to kick a ball around on. There is plenty of room for a vegetable patch up here too. The main entrance to the house is a drive off the main road, but there is also the original entrance further up the road. This is currently fenced off, but this could be opened up if you wanted to put in hard standing to keep a camper van or caravan and not have to look at it from the house.”
“There is an excellent sense of community in Farmborough. The village hall, called the Memorial Hall has a recently opened community shop which sells local produce. The Co-op in Marksbury is also nearby for household essentials. There are two local pubs, The Butcher’s Arms and the huge New Inn. For fine dining The Pig, a 29 bedroom mellow country house hotel is 1.3 miles away - a walk away. For the best fish and chips in the county, Hallotrow is 2.8 miles away and the Pony and Trap, the Michelin star restaurant is 5.2 miles away.”
“Farmborough Primary School is ranked “Outstanding” by Ofsted and is a 2 minute walk, at 0.1 mile from our house. For secondary school there are school buses to Norton Hill School, Midsomer Norton. This is rated “Good” by Ofsted and got my children great A Levels and places at good universities. It was second in banes in 2017 for Key Stage 4 for all pupils – a very good indicator of overall performance. The village has a football club, a cricket team, tennis court and basketball court. There are many local events, such as the excellent fireworks display which people come to see from miles around.”
“This house has been ideal for our family from toddlers to teenagers and the community here is brilliant. The location between Bath and Bristol has offered us as a family so much as well.”
