Sometimes I arrive at a home to gather information for these write ups and the whole place simply feels right; today was one of those occasions. Tucked away at the head of a small cul-de-sac on the slope above Bagillt this one is little short of a revelation offering spacious, luxurious rooms and a well thought out layout that really ‘flows’, placing everything where you need it to be. This is that home you’ve always dreamt about but thought you could never afford…..So be prepared to be amazed….

This is a large, double fronted home sitting beside a spacious private drive with parking for 3 or 4 cars before we even mention the huge detached garage. As you can already see, space is not an issue here. A semi glazed wooden front door provides access into the large entrance porch with its stone flagged floor, keeping the area immune from the onslaught of muddy boots and, as with all porches, providing a heat saving air-lock between the home and the outside world.

From here we enter the main hallway. This is a broad open space with the stairs in front of us and with a passage alongside leading through to the kitchen. Immediately to our right is a door to the formal dining room. This is a large room, capable of dwarfing even the most opulent of dinner tables and still leaving sufficient space for sideboards and other accompanying pieces of furniture. This is a room inviting gracious living; or greed, depending on your appetite, but what a perfect setting for a family Christmas dinner….Oh my, i’m already writing about Christmas…...And surely this epitomises what this home is all about; it is the perfect haven for a happy family life throughout the year!

Opposite here we find the lounge. This is quite simply a beautiful room which, although long is kept bright and airy by the bay window at the front and big French doors with additional window lights either side taking up virtually the whole wall at the rear of the home. However all this light does not prevent it having a cosy feel, something further underlined by the real log burner set into the fireplace and giving that special flickering glow that only a real fire can. The rear French doors look out over the patio area and on to the garden but, as this is worthy of a section all to itself, we shall return to it later.

Another door leads into the kitchen and here, the eyes of the chefs among you will light up. It is a large room with all the units and equipment configured in a ’U’ shape facing the garden and maximising the light from the huge picture window. Oh, and before I forget it is also worth noting that all the windows to the rear of the home have been renewed within the past 12 months. Every labour saving device you would expect is present and correct within the units, the only exception to this being the tall free standing fridge/freezer occupying its position against the inner wall.

Not catered for in the kitchen are the laundry needs. That is because through another door we find the utility room, also containing the gas combi central heating boiler. A further door from here reveals the downstairs cloakroom, for added convenience. No pun intended.

A side door leads into a narrow passageway connecting the front drive with the garden to the rear and this really is something special.
The home sits in the lee of a further rise of the hill, with its rear sections beginning the climb. The foreground is given over to a manicured lawn with attractive and varied flower beds to the perimeter and with a decorative pond set into a small rockery area, providing a haven for small wildlife. Don’t panic, I said small…
The area in front of the French lounge windows is paved, with a large gazebo frame over it which, when fully erected provides a shady bower from which to enjoy the beauty surrounding you. It is also big enough to cater for lavish outside dining should your family be fans of the bbq all year round! A large greenhouse sits alongside here, providing gardeners somewhere to do whatever gardeners do when they’re not actually gardening, if you see what I mean. Beyond here and the lawn, the ground rises, featuring small walkways allowing access to several hidden seating areas and providing far reaching views across the Dee estuary towards Parkgate.

Back inside the home and moving upstairs, we find a broad landing with a sensibly sized loft access hatch, fitted with a handy drop-down ladder arrangement for ease of access. Turning to our right reveals the first of the front facing bedrooms. This is a very attractive and bright room, ideally placed to take maximum advantage of the river views available.

Opposite here and overlooking the rear garden is the smallest of the bedrooms. You’ll notice I say smallest, not small and with good reason. This, although a little compromised by its ‘L’ shape would easily accommodate all the fittings of a good double bedroom. It is currently utilised as a home office and in this guise, offers enough space to satisfy the most demanding captain of industry. So should your needs be met by a three bedroom configuration, many other uses and alternatives are available. And isn’t that what you need in a family home? The ability to mould around the needs of your specific family, whatever its quirks and demands.

Adjacent to here and also rear facing is the family bathroom. This is attractively and comprehensively appointed and featuring a ceramic tiled floor with contrasting tiles to half the wall height and a contemporary suite including a large corner bath, of the type crying out for scented candles, a chilled bottle of Chablis and a good book. Alongside here is a pedestal hand basin, lavatory and in the opposite corner, a walk in shower cubicle with its own combi boiler fed power shower. Luxurious? Yes, but looking at the rest of the home, only what you would expect to find here.

The other rear facing bedroom comes next. This is a deceptively large room, made all the more so by the way its fitted wardrobes and storage units negate the need for free standing furniture. Also the view over the rear garden succeeds in making this a very pleasant place to hide away from the cares of the world.

Finally we come to the aptly named master bedroom. With commanding views over the estuary and its large, well equipped en-suite this is the perfect room to unwind. There are no fitted wardrobes but such is the size of the room they are unnecessary, there being easily enough space to swallow all the free standing items you could need without being at all cramped. The en-suite is also unusually large, containing the expected hand basin, lavatory and shower cubicle but having sufficient space left to provide extensive storage for linen, shelving and that ultimate luxury; room to move around without knocking anything over.

All in all this is a home that over delivers on all counts. There are many four bedroom homes available but precious few with rooms of this size or opulence. For a large family of a certain age, there will be a need for extensive parking; (tick). Full sized double bedrooms; (tick). Versatile and spacious living accommodation; (tick). A younger family needing space for a nursery; (tick). Space for children to play safely outside; (tick). A family with teenagers needing somewhere for them to hang out separate from, but still close by; (tick). I am struggling to dream up a family whose requirements would not be met by this home and when we factor in its convenient location, general condition and price, it is hard to fault on any level.
