Property Description

A charming and beautifully presented 2 bedroom detached cottage, situated on the Western slopes of the Malvern Hills aonb.

Entrance Porch - Double Reception Room - Dining Room - Kitchen - Two Double Bedrooms - Bathroom - Utility Room - South Facing Garden - Allocated Parking

Built in 1878 this light and airy cottage has been remodelled from its original layout to maximise natural light and give an improved sense of space. The property is built from traditional red brick, with a timber framed entrance porch and chimney stack on the western elevation. Typical of West Malvern properties, it has been built into the bank and has split level accommodation, with the living room, kitchen and dining room on first floor, accessed at road level, and the bedrooms, bathroom and utility room on the lower ground floor at garden level.

Situated on the western slopes of the Malvern Hills, an Area of Outstanding Natural Beauty (aonb), the property is accessed via a quiet private road and enjoys a rural outlook overlooking the surrounding woodland and rolling hills. Far reaching views over Herefordshire towards the Brecon Beacons and Black Mountains can be enjoyed from the long rear garden. West Malvern is a popular area of Malvern, well known for its exceptional views, sunsets and plentiful evening sun. There is a popular public house, The Brewers Arms, and a small cafe, The Sugar Loaf cafe.

Great Malvern, a little over 2 miles away, has comprehensive amenities and facilities, including a wide range of high street everyday and boutique shops, a Waitrose supermarket, restaurants, banking and public houses. It is also a renowned cultural centre with an excellent theatre and cinema. Worcester City centre is readily accessible and offers a wider range of regional shopping and leisure facilities. Excellent state and private schooling is available within the area.

This leads into a double fronted reception room, formerly two rooms, and enjoys an attractive cast iron fireplace with decorative tile inlay. The room enjoys an abundance of natural light thanks to two sash windows at the front and an ingenious south facing skylight in the vaulted ceiling. The decor is neutral and tasteful with off white walls and a neutral carpet.

An opening leads to the dining area and kitchen with exposed floorboards and views over the rear garden. The kitchen has fitted base and wall cupboards with inset composite sink with mixer tap, space for a fridge and a freezer, and a four ring gas hob with electric oven.

A small landing area at the top of the stairs has an easily accessed loft hatch above with fixed pullout ladder, providing ample storage. Stairs lead down to a central hallway where a part glazed stable door which opens onto the garden and south facing terrace. There are two double bedrooms, a stylish modern bathroom and a utility.

Outside

To the rear of the property is a gently sloped garden which leads down to a gate with small stream at the bottom. The garden is mostly laid to lawn with several well stocked raised and ground level flower beds. There are two garden sheds and a central raised decked terrace positioned for the superb westerly views.
