Property Description

In an elevated position with considerable further potential, a detached cottage 1090 sq ft on a no-through road, with a large south facing garden and country views. 3 bedrooms and bathroom. Hall, sitting room, dining room, kitchen, conservatory. Lawned gardens, private parking for two cars. No onward chain

The Property

This detached cottage has rendered elevations beneath a slate covered roof and occupies a glorious position on a no-through road. The large south facing garden is bordered by, but well above, the 'Gauze Brook' which feeds into the River Avon, a mile or so to the east. There are country views from most windows and considerable potential to extend, subject to obtaining the necessary consent. The current owner purchased in 1999 and has carried out numerous improvements including adding the conservatory, reconfiguring the gravelled terrace with a new retaining wall, replacing a number of the windows, the front door and also the boiler. The whole of the ground floor has tiled flooring.

The Accommodation

The front door leads into an entrance with a built-in cupboard for coats. An inner door leads to the dining room, which has a dresser style unit and a further built-in cupboard in the former fireplace recess. Stairs lead off to the first floor and an opening leads into the sitting room which has two south facing windows and a glazed door for maximum natural light. The fireplace has brick detailing and a Jetmaster style grate. Off the dining room is the kitchen with a range of units including a built-in electric double oven, hob and extractor hood. There is under counter space for a washing machine and fridge. The kitchen is open into the conservatory, which has built-in base cupboards to one wall with an integrated freezer and space for a further appliance. Sliding doors give access to a decked terrace. On the first floor there are three bedrooms, two doubles and a single with a built-in wardrobe. The bathroom has a mains shower over the bath and extensive tiling.

Outside

Twin picket gates and steps lead down from the two car parking bay to a gravelled and paved terrace leading to the cottage. On the opposite side is a large wooden shed and behind it is the lpg tank. The garden slopes down to the river and is interspersed with mature trees. On the opposite side is farmland. There are further steps adjacent to the cottage, with a log store to the side, which also lead to the lane. A decked terrace adjoins the conservatory.

General

Mains water, electricity and drainage are connected. The lpg combination boiler is in a cupboard on the landing and supplies central heating and hot water. Council Tax band E - £2,057.84 payable for 2018/19. EPC Band F - 27. Full report available on our website or paper copy on request.
