Property Description

This quintessential postcard pretty stone built cottage enjoys some of arguably the best outlooks in this area. Due to the slightly elevated position, the cottage enjoys a fantastic open aspect over the adjoining countryside with the Eildons and Peniel Heugh Monument in the distance. Located just outside Morebattle and within only a few miles of Kelso, this cottage provides the best of both worlds for those looking for a country setting but with local amenities and schooling within reasonable reach. The accommodation has clearly been very well maintained and offers good proportions with some scope for general modernisation to certain elements if desired. There is plenty of space externally for those that enjoy gardening, but equally plenty of possibilities for further extension if required with the provision already in place for a conservatory off the kitchen.

Location

Kelso, which lies at the meeting point of the Tweed and Teviot rivers, is one of the most attractive and unspoiled towns in the Borders. Notable features are the 12th Century Abbey, the Flemish style cobbled square, Floors Castle and the old bridge across the Tweed. The town has good educational and sporting facilities and many quality shops. The area has much to offer those interested in country pursuits with fishing on the Tweed and is an increasingly sought after location within the Borders.

Key Features

•Attractive and stone built
•Fantastic open outlooks
•Rural yet accessible location
•Scope for extension
•Close to Kelso.

Ground Floor Accommodation

The living room extends from the front to the rear of the cottage with a deep sill window ensuring fantastic open outlooks and plenty of natural light. A feature fireplace currently provides a pleasant focal point and could easily be adapted to house a log burner or such like if desired. A cupboard to the side houses the water tank. The kitchen is also positioned to the front and as such also enjoys the lovely open aspect. Currently fitted with an excellent range of wall and base units, the kitchen is well equipped, but does offer scope for further modernisation if desired. A door from the kitchen allows direct access to the gardens and there is already provision in place for the addition of a conservatory if desired. Towards the rear of the cottage a rear hall provides good built-in storage with a shower room off which has been refitted in modern style with a white suite comprising WC, pedestal sink and large shower cubicle.

Upper Accommodation

The staircase extends to a small landing on the first floor with a velux window to the rear; the master bedroom enjoys breath-taking views and is a particularly spacious room extending to over 16’ in length. The second bedroom is a pleasant double room with built in storage and an interesting arch window on the gable. Good use has been made of the space upstairs to provide a useful cloakroom with WC and pedestal sink. There is scope to extend this room to provide for a shower also.

External

The gardens extend from the side to the front of the property and are mainly designed for ease of maintenance with decorative pebbling and planted beds and borders. Parking is available to the rear of the cottage.
