Property Description

A lovely 2 bedroom detached cottage with driveway and garage tucked away off the Shore Road, Innellan with scope to expand to a 3 bedroom cottage. The cottage is in a private location with a front south facing garden.

Braemar Cottage is situated just off the coastal road in the popular village of Innellan behind what used to be the Braemar Hotel and is entered via a driveway to the left of the old hotel, turn right at the bottom of the drive and it’s the second property along. It’s in a private location with a small and manageable garden to the front of the property and plenty of off road parking, it also benefits from having a garage which could be converted into a third bedroom with the appropriate planning consent. There is also a further outbuilding attached to the property with scope to extend if necessary.

The property is entered from a porch on the left hand side of the building which leads into the hallway. On the ground floor is the lounge/Diner at the end of the hall next to the kitchen which is fully fitted and has an electric cooker. Opposite the kitchen is a handy larder. The W.C. Is at the opposite end of the hall. The stairs rise to the upper level where there are 2 double bedrooms and the family bathroom and in the upper hallway are two good sized storage cupboards. The windows are double glazed and the heating is gas central heating.

Innellan is situated approximately 5 miles South of Dunoon. Innellan has its own 9-hole Golf Course, General Store/Post Office, Tennis Club, bowling green and Primary School. Innellan village has two quality bar restaurants, including the recently refurbished Osborne Hotel, a general store and Post Office, golf course, Bowling & Tennis club, Toward Sailing Club, and primary schools all being close by. A regular bus service runs to and from Dunoon. Dunoon is the marine gateway to Loch Lomond and the Trossachs, Scotland's first National Park, and has a number of local amenities including a cinema, two supermarkets, several choice restaurants and bars, primary and secondary schools, library, Post Office, doctor's surgeries and veterinary clinic, leisure centre with swimming pool and gym. A regular local bus service operates in the area and there are bus and coach services to popular regions across the West of Scotland. Regular passenger ferry services operate from Dunoon Pier to Gourock with regular bus and train connections to Glasgow Central railway station. The train stops at Paisley Gilmore Street en route, which is convenient for access to Glasgow Airport. Western Ferries located at Hunters Quay also offers a regular vehicle service to McInroys Point in Gourock for access to the national road network.
