Property Description

An opportunity to acquire a stone-built property in need of modernisation and improvement, but extremely well located.

For Sale by Public Auction on Monday 19th November 2018 at 3pm at The Agricultural Business Centre, Bakewell, DE45 1AH

Location

Rowland Cottage occupies a wonderful rural position on the outskirts of the sought-after Peak District hamlet of Rowland, located between Great Longstone and Hassop. Rowland is less than one mile from Great Longstone, a popular village that has a range of facilities, including a C of E primary school (rated ‘Good’ by ofsted in May 2018) and pre-school, Parish and Methodist Churches, dining pubs and local butchers. The property is also only 3.2 miles from the market town of Bakewell. The property is within the Lady Manners School catchment area.

Description

The property lies within the heart of this sought after hamlet and is a charming property believed to date back to the 1600s. It was believed to originally be two or three cottages but has been extended over the years but is now in need of modernisation and improvement. A private garden lies to the front and side of the property with some mature fruit trees and aged static caravan. There is also a detached garage with annex.

The front entrance door leads to a Sitting Room with bay window overlooking the garden and stone fireplace. A Hallway has the staircase off leading to the first floor and also accessing the ground floor Shower Room. A Family Room has an original gritstone fireplace and exposed beam to the ceiling. The Dining Room has mullioned windows overlooking the garden and exposed stone walls. Finally, a Kitchen, with range of fitted units, completes the ground floor accommodation.

Description Continued

On the first floor can be found a Landing with linen cupboard, Four Bedrooms (with the fourth bedroom leading of the third) and a Family Bathroom.

There is a parking area to the front of the Garage which has an up and over door and internally has a utility area. A door leads through to the Annex which has a useful sleeping/ living area and En Suite Shower Room.

The Gardens, which lie to the front and sides of the property are a particular feature of the property and are established with a number of mature bushes, trees and fruit trees. Situated within the garden is a static caravan and smaller touring caravan. The gardens offer wonderful views over the surrounding countryside.
