Stretton Grandison lies within an attractive area of east Herefordshire and is just north of the popular village of Ashperton, 8 miles northwest of Ledbury and 9 miles east of Hereford. The surrounding Frome valley offers idyllic gently rolling countryside with numerous footpaths nearby.

The Cathedral city of Hereford and popular market town of Ledbury are nearby with an array of shops and facilities including supermarkets and main line train stations with direct trains to London Paddington and Birmingham. Access to the M50 motorway is 12.5 miles southeast and the Cathedral city of Worcester is 18 miles to the east.

Newtown Cross petrol station is just over 1 mile away and has a Spar shop for convenience shopping.

The Property

Originally a 17th century, Grade II Listed barn, the property was converted in 2007 to a high specification with spacious modern accommodation whilst incorporating exposed timbers, beams and original stone walling. All the doors are made of oak with lift latch fittings and a handmade oak staircase rises to the first floor.

The ground floor benefits from generous living space with underfloor heating throughout and an abundance of natural light. The accommodation comprises an entrance hall, cloakroom/WC, living room, dining room, stylish kitchen and utility room.

The first floor offers three double bedrooms and a family bathroom, with the main bedroom having an ensuite shower room. There is ample storage with three large eaves storage rooms.

Entrance Hall - A welcoming and inviting hall with slate flooring, accessed via an oak slat front door. Opposite the front door there are glazed double doors leading to the living room, to the left is a cloakroom / WC and to the right is a door leading to the dining room.

Living Room - A generous sized room with engineered oak flooring, fitted book shelf, exposed wall and ceiling beams, and French doors that open onto the rear garden.

Dining Hall - A bright and light room, off the kitchen with direct access to the living room and stairs leading to the first floor.

Kitchen - Fully fitted cream coloured Shaker units with black granite countertops and slate tiled floor. There is a Rangemaster double oven with a five ring hob, with housing for an American style fridge freezer. A glazed external door opens onto the rear garden with an under stairs cupboard opposite.

Utility Room - Accessed via the kitchen with a further external door at the front of the property. There are units and work surfaces mirroring that of the kitchen, with a sink and space for a washing machine and tumble dryer.

Landing - Running parallel to the staircase and across the landing is an exposed portion of the structural framework that has been added to in a sympathetic manner, but showcases the property’s bucolic past.

Main Bedroom Ensuite - Occupies a corner situation with dual aspect windows and benefits from having a contemporary ensuite showroom.

Bedroom 2 - Double bedroom overlooking the rear garden

Bedroom 3 - Double bedroom with skylight window and access to two large storage cupboards. One cupboard houses the hot water tank.

Family Bathroom - A bright room with valuable storage and deep shelving. There is a bath with mains feed shower and glass screen above, a WC and pedestal sink. There is a large airing cupboard with built in shelving.

Outside

To the rear of The Old Forge, is a terrace that runs along the length of the back of the house and makes a fantastic entertaining space, spilling out from the sitting room and kitchen. A side access gate provides access to the garden from courtyard at the front and side of the property. Mature flower beds gently follow the curves of the stoned pathway and contain a multitude of planting. Mature trees are also placed at the boundaries offering dappled shade from the sun. Throughout the garden are views to the pasture land and woodland beyond.

There is a single garage set just a short distance away, insulated with access door and fitted shelving. There is allocated space for off road parking.
