Westcote Barton is one of three Barton villages approximately 7 miles from Woodstock, dating back to pre-Norman times. Middle Barton offers a range of facilities including pubs, a mini-market and cafe, a garage and a post office. The village has extensive sporting facilities and a recently-completed childrens playground. The primary school is within easy walking distance, and it is exceptionally well regarded. While rural and very much tucked away the village is well placed amongst other charming North Oxfordshire Cotswold locations such as Great Tew and Duns Tew. Commutability is easy. Lower Heyford station is a short distance away with connections to Oxford, London (Paddington), Banbury and Birmingham (New Street). Oxford Parkway Station, in nearby Kidlington, has direct connections to London (Marylebone) via Bicester. A local bus service circulates around the nearby villages.
Elm Grove Barns is so tucked away, the first time we visited we missed the entrance! Originally part of the farm, the four barns were converted into houses in 1997. We can see why our client bought it. The drive into the wide courtyard with its green in the centre and these lovely stone barns arranged around sets the scene, so peaceful and really very inviting. There is a whole heap of character from the timber doors to the stone fireplace, and then there's a lovely view over a generous garden that is landscaped and extremely secluded. Often, barns offer charm but little practicality. This one shuts out the world beyond with style, space and every convenience.
The timber stable door opens into a delightful hallway that runs straight ahead of you up to the glazed rear door, giving the first enticing glimpse of the landscaped garden beyond. On the left the first of three bathrooms is beautifully presented, with a shower that fills the entire width of the room. A bespoke glass screen encloses the travertine tiled space, above which is a large "soaker" head. Already its the attention to detail that really shines through, from the neat thermostatic control to the shelf that is part of the shower tiling. The hall splits at the rear. Heading right, then right again, leads you into the first of three bedrooms. Immaculate, stylish and very, very light, this room is an ample double, and as it's fitted with a vast wardrobe, the floor area is extremely generous. The en-suite is tiled throughout, in many respects a wet room albeit with a screen that partially encloses another large shower with a soaker. Little details such as the inset glass shelves again please the eye, as well as being extremely practical. Next door, an even larger double bedroom features a full range of wardrobes that takes up an entire wall. But because the space is so good, a Super King-Size bed, easy chair and even a desk find ample space here. Another en-suite is reached from the corner, although this time the spec reaches another level. An ultra-modern roll top bath sits at the end of the room, and next to it a vanity unit houses the most unusual and interesting of sinks, above which is a "floating" mixer. The vertical chrome radiator and a further inset shelf reinforce the feeling that no area has been left to chance in this house.
At the other end of the hall, the door opens into a wonderful living room. At over 22 feet long this is a big space by most measures. But the proportions are also ideal to house the most generous of suites. There is an Inglenook fireplace, set into which is a wood burner, and the flooring is delightfully patinated timber. Cleverly, the TV has also been set into the wall. It's a lovely space, ideal equally for entertaining or cozy nights in. Next door, the kitchen continues this theme of quality. An immaculate tiled floor contrasts cleverly with a wide range of wall and base cupboards, built into which are two Miele ovens, dishwasher, washing machine and an induction hob. The tops are granite, complete with a stylish double sink set in front of a window overlooking the garden. The size of this room is such that a large table and eight or even ten chairs could find space here. And to the left another door leads into what is currently used as a study and fitted with bespoke desks and shelving - but could equally provide an occasional or child's bedroom space if desired.
Outside, the space to the front is generous, simply laid to lawn with a path leading to the front door, and partly enclosed by a stone wall. Here there is parking for several cars, in addition to which extra parking or storage is available in a garage the other side of the courtyard. Behind the house, a terrace sits in the "U" of the two wings of the house, with steps beyond it gently leading up to a central lawn with a sun terrace that, amazingly, has been set into a perfectly circular surround, outside which are various planted and seating areas. To the left is a pergola, to the right is a decked, raised seating space. Around every part is a wide and diverse array of flowering plants in addition to mature hedges and several trees. There is a strong Japanese influence here, very much drawing on the art of Feng Shui to create a calm and serene space that is also easy to maintain.
In summary, this house was planned to provide peace, pampering and relaxation. In the pursuit of that ideal our vendor has exceeded their remit!
